Our probate situation was unique. I live in Denmark, my brother lives in Canada, and we were responsible for selling our mother’s property in Orange County. The tenant living there was a close friend of our mother’s — and stopped paying rent only a couple months after moving in. With both of us overseas, we didn’t know who to turn to or how to handle things from thousands of miles away.

We first called Deepak months before we even decided to sell, just to understand the process. He explained how probate property transfers work, what forms were needed, and the steps we should take to avoid mistakes later. He didn’t rush us or push us — he simply guided us when we needed clarity. When the tenant stopped paying and the situation became too difficult to manage from two different countries, we reached out again. Deepak stepped in immediately and quietly took charge of everything.
He coordinated the eviction, arranged dependable vendors, inspected their work, and connected us directly with each person so we could pay them ourselves — from small repairs to larger projects. He oversaw issues we didn’t even know existed: gas leaks, tripped breakers, a neglected drip system, full clean-up, window washing, pressure washing, and handling the disclosures related to a recent death on the property.
Throughout the entire process, I stayed in active communication with him while my brother remained the silent partner — involved, informed, and supportive, but letting Deepak and me manage the daily details. Even with two siblings in two different countries, everything stayed calm, organized, and surprisingly smooth because Deepak never let anything fall through the cracks.
We went through three escrows — two fell apart for reasons beyond our control — yet Deepak kept the process steady and kept us steady too. He explained what mattered, what didn’t, what was urgent, and what was just noise. We trusted him more and more as the months went by.
The property finally closed, and we genuinely don’t know how we would have handled any of this without Deepak. From two continents away, he became our eyes, ears, and hands on the ground. He never lost patience, never raised his voice, and never let us feel alone in the process. We are deeply grateful.
